01What types of projects does BuildCode Designs work on?

BuildCode Designs works on residential projects such as custom homes, interior design, renovations, secondary dwelling units, additions, structural alterations, decks, and garages. Appropriate commercial work may include office, retail, restaurant, tenant fit out, interior renovation, barrier free upgrade, and change of use projects within the firm's professional qualifications and scope.

Where engineering is required, coordination with a qualified Professional Engineer may be included as part of a BuildCode Designs design project. The engineer is responsible for their own professional design, documents, and review.

04Who approves the building permit?

The applicable municipality reviews the application and remains responsible for approval and permit issuance. BuildCode Designs does not approve permits or determine the municipal review outcome.

05Do you visit the property?

Site measurement or existing condition documentation may be included depending on the project location and agreed scope. Not every project includes a site visit.

06Can you help with the permit application?

Permit application assistance may be included in the agreed project scope. The application is reviewed by the applicable municipality, which remains responsible for approval and permit issuance.

07Do you guarantee permit approval?

No. Permit approval and issuance are determined by the applicable municipality. Additional information, revisions, consultant documents, or applicable law approvals may be required during review.

08Can you independently review or certify drawings prepared by someone else?

BuildCode Designs focuses on preparing and revising drawings within its own design engagements. It does not offer independent third party plans examination, certification, or approval of another designer's work.

09How long does a drawing package take?

Timing depends on the project scope, available information, client decisions, site access, and any required consultant work. An anticipated schedule is provided with the project proposal after the initial information is reviewed.

10Can you coordinate with my contractor and project consultants?

Yes. As part of a BuildCode Designs design project, drawing information can be coordinated with the property owner, contractor, Professional Engineer, surveyor, mechanical or electrical consultant, fire protection consultant, HVAC designer, and other required project professionals. Each consultant remains responsible for their own professional work.
